Concord Pike, also known as Route 202, is the major retail corridor in northern Delaware. Lined on both sides with shopping centers, restaurants, hotels, free-standing stores, and big box retailers as well as office and institutional uses, Route 202 is the place to buy whatever you are looking for. Determined to be in this market, The Men's Wearhouse asked Penn Real Estate Group to develop its store in this exceptionally tight market.
Since there is no open land on the Concord Pike, the project required the acquisition of an existing operating property with the intention of obtaining re-development approvals while awaiting the physical availability of the real estate itself. Compounding the complexity of the project was the fact that New Castle County developed and implemented a totally revamped land use code after the acquisition of the property and before the construction of the project could commence. This new code, and the fact that the code was a work in progress, greatly impacted what was permitted on the site which presented a number of hurdles to overcome. Penn Real Estate Group worked diligently with County officials to ensure a successful completion of the project.
Throughout the entire planning and design process and the lengthy approval period, Penn Real Estate Group worked steadily to reach its goal.
